So, when is the best time to sell your house? This is a question we are constantly asked and our answer is simple: Anytime. A lot of people get fixated on what time of year is the best time to sell their or what season is the best for selling a house. Here is a break down of why some seasons are more favorable to sell in, but aren’t exactly better.
Selling your house in Winter
Depending on where you live makes a huge difference. For instance, if you live in Alaska winter might not be the best time of year to sell because it’s freezing and nobody wants to move when it’s freezing. On the other hand, if you live in Los Angeles where there really isn’t a summer moving in 70 degrees isn’t too bad… It is common that the amount of home sales ( not home prices) do drop because most people do not like moving when their kids are in school or during the Holidays. Please keep mind, in a healthy real estate market the prices in winter do not typically drop.
Sell your house in Spring
After the Holidays and cold weather comes spring. Maybe it’s something in the air or the happy feeling of seeing the sun again, but total home sales begin to rise in spring. You may have more lookers in spring, but it doesn’t mean that these lookers will pay you more than a buyer in winter, summer, or fall.
Selling your house in Summer
This is when the most homes sales typically happen. The kids are out of school, the sun is the shinning, and everyone else is moving & buying too. If any season as an advantage it is summer because there are a lot more lookers. Keep in mind, there are a lot more home buyers but there are also a lot more home sellers. That means more competition, which could affect your home’s price negatively or positively.
Selling your house in Fall
Much like spring time Fall isn’t a bad time to sell at all. Summer sales are cooling off, a little less competition between buyers and sellers, and the cold is coming ( so these buyers better get into a house before it’s cold). Once again, total home sales may drop, but that doesn’t mean home prices drop.
